Forty years on job sites taught us where projects go sideways. These checklists are what we'd tell a neighbor before their first remodel.

Before You Call a Contractor

Ten minutes of prep here saves weeks later and gets you a far more accurate quote.

  • Write down the problem you're solving, not just the product you want
  • Collect photos of finishes and layouts you like
  • Decide what is a must-have versus a nice-to-have
  • Note any past repairs, leaks, or settling in the area
  • Find your plat, survey, or original plans if you have them

Setting a Real Budget

Most budget stress comes from costs nobody mentioned at the start. Plan for all of them.

  • Set a number you're comfortable with before you fall in love with finishes
  • Hold back 10–15% for the unknowns behind the walls
  • Ask whether permits, tax, and disposal are included in the quote
  • Budget separately for furniture, window treatments, and landscaping
  • Confirm the payment schedule in writing before work starts

Choosing Materials

Selections drive both cost and schedule. Locking them early keeps the crew moving.

  • Pick finishes before demolition, not during
  • Ask about lead times on tile, windows, and cabinets
  • Weigh maintenance, not just the upfront price
  • Order 10% extra on tile and flooring for cuts and future repairs
  • See a physical sample in your own light before committing

Preparing Your Home

A little staging before day one protects your belongings and speeds up the build.

  • Clear the work area and adjacent rooms completely
  • Pack and store anything fragile or irreplaceable
  • Plan a temporary kitchen or bathroom if yours is coming out
  • Arrange parking and a spot for the dumpster and deliveries
  • Make a plan for pets and small kids on active work days

Living Through the Build

Knowing the rhythm of a remodel makes the noisy weeks much easier to take.

  • Expect the loudest, dustiest phase at the very beginning
  • Confirm daily work hours and site access up front
  • Keep one point of contact for all decisions and questions
  • Ask for a weekly check-in on progress and upcoming choices
  • Get every change order in writing before it's built

Closing Out the Project

Finish strong: verify the work, gather documents, and get your warranties in hand.

  • Walk the job with your contractor and build a punch list
  • Test every outlet, fixture, faucet, and door
  • Confirm final inspections passed and permits are closed
  • Collect manuals, warranties, and paint colors used
  • Pay the final balance only after the punch list is done

From the Job Site

  • Cheapest bid rarely stays cheapest. Compare scope line by line, not just the bottom number.
  • Schedule exterior concrete and masonry for mild, dry weather — pours need the right temperature to cure well.
  • If you're touching a wall, ask what it would cost to add wiring, plumbing, or insulation while it's open.
  • Keep a shared folder of your quote, change orders, invoices, and receipts. It matters at resale.
